Waypoint RV & Self Storage – Land Development, Demolition, & New Build

Dover, PA

100,000 SF

Waypoint RV & Self Storage was developed to meet the growing demand for high-quality, secure storage solutions for both residential and recreational users in the Dover market. The client’s goal was to create a modern facility that goes beyond traditional self-storage by offering oversized RV units, climate-controlled spaces, and a streamlined customer experience.

One of the primary challenges was designing and constructing a multi-building campus that could accommodate large RV units while maintaining efficient site circulation, drainage, and long-term durability. To address this, Centurion Construction Group (CCG) implemented a comprehensive solution that included a strategically planned site layout, phased construction sequencing, and the seamless integration of both climate-controlled and non-conditioned structures. Unique to this project is the focus on customer convenience, including wide drive aisles, advanced access control systems, and a service-oriented approach to RV storage that supports washing, maintenance, and trip-ready preparation.

Scope of Work:

  • Full site development, including clearing, grading, stormwater management, and utility installation
  • Construction of multiple pre-engineered metal storage buildings (climate-controlled and non-conditioned)
  • Oversized RV storage units designed for large vehicle access and maneuverability
  • Installation of wide drive aisles and durable paving to support RV and trailer traffic
  • Development of a modern rental office and customer service area
  • Installation of security systems, including controlled gate access, keypad entry, and site lighting
  • Integration of climate control systems within designated storage buildings
  • Coordination of electrical, HVAC, and low-voltage systems for operational efficiency
  • Implementation of customer-focused features, including easy access units and streamlined leasing systems
  • Phased construction approach to prioritize early occupancy of key buildings
  • Final site improvements, including paving, striping, fencing, and landscaping
